Pet Policy

All tenants must obtain written permission and sign a Pet Agreement Addendum to their lease prior to bringing an animal into their home. Our buildings all share the same policy and procedure however it is important to note that each building may have its own restrictions on the number of pets, pet type, breed or weight.

  • Pet owners agree to the following terms and conditions when signing a Pet Agreement Addendum:
  • Only the pet(s) listed and described on the Pet Agreement are authorized to be kept in the premises.
  • A maximum of 2 pets of any type are permitted. Some locations may not allow pets at all, or may only allow 1 pet.
  • Pet(s) will not cause danger, damage, nuisance, noise, health hazard, or soil the apartment and premises, grounds, common areas, walks, parking areas, landscaping or gardens. 
  • Tenant agrees to clean up after the pet(s) and agrees to accept full responsibility and liability for any damage, injury or actions arising from or caused by his/her pets(s).
  • Tenant agrees to not leave food or water for the pet or any other animal outside the dwelling.
  • Tenant agrees to get rid of the pet's offspring within eight weeks of birth.
  • Tenant agrees to register, license, and immunize the pet(s) in accordance with local laws and requirements.
  • Tenant warrants that the pet(s) is housebroken and has no history of causing physical harm to persons or property, and that the pet(s) has no vicious history or tendencies.
  • Proof of vaccination, licensing, renter's insurance with pet liability and breed verification must be furnished upon request.

The tenant agrees to observe the following regulations:

Dogs:  Must be controlled at all times.  Must be kept on a short leash while in common areas or on the grounds.  Barking will not be tolerated in that it is considered to be a nuisance to other tenants.  Dog waste will be picked up and disposed of immediately. Weight restrictions may apply, please check with our office for full details on restrictions that may apply for the building you desire.

Dog Breed Restrictions: The following is a list of dog breeds (pure or mixed) that we cannot accept due to insurance purposes. In addition, our company reserves the right to refuse any breed/mix we feel would adversely effect the environment of our buildings and/or may go against our insurance agreement. 

  •  Pit Bull Terrier
  • Doberman
  • Rottweiler
  • German Shepard
  • Husky
  • Akita
  • Chow
  • Malmute
  • Staffordshire Terrier
  • Bull Terrier

Weight and Other Restrictions:

  • Pewaukee dog buildings: Dogs weighing over 40 lbs when fully grown are restricted to lower units where dogs are accepted.
  • Muskego dog buildings: Dogs weighing over 25 lbs when fully grown are not permitted. Dogs are only allowed in 1 of the three buildings.
  • West View Townhomes: Two dogs weighing under 20 lbs each OR One dog weighing over 20 lbs is permitted.

Cats:  Must be controlled at all times.  Must be kept on a short leash while in common areas or on the grounds. Proper disposal of cat litter (securely bagged) will be done on a frequent basis.  Odors arising from cat litter will not be tolerated. All cats must be spayed/neutered and declawed.

Birds and Other Small Caged Animals: Will be properly caged.  Cages, bedding and lining will be cleaned and changed frequently to prevent odor. Seeds, bedding and droppings will be cleaned up frequently to prevent accumulation and/or damage to carpeting/floors.

Pet Rent:

  • Dogs: $45.00 per month per dog. 
  • Cats: $20.00 per month per cat.
  • Birds and other small animals:  Fees will be assessed on an individual basis please contact our office for details.
