Application Process

You may download a rental application or a copy of our lease related documents on our Documents Page.

All applicants must see the interior of the unit before a Residential Lease can be signed, and accept the property in an AS IS condition, except where there is written agreement for repairs with the owner. If so, that agreement will become a part of the lease. Verbal representations are non-binding. 

Our Application Process:

  • Each person 18 years of age or older must complete the application process. Approved applicants must sign the lease as a responsible party; occupants must be listed as part of the lease.
  • All applications must be filled out and signed by the applicant. By signing the application, applicants authorize management to conduct a credit check, rental history verification, employment verification and a criminal background check with organizations that provide such services. NO APPLICATION WILL BE PROCESSED THAT IS NOT FULLY COMPLETED AND SIGNED.
  • There is a credit check fee of $20.00 per adult person 18 years of age or older. Please note credit check fees are NON-REFUNDABLE. Or an applicant may provide a current Credit Report that is less than 30 days old and has been prepared by a nation-wide consumer credit reporting agency. This report must contain a credit score.
  • If applicant pays the $20.00 Credit Check Fee, applicant will be provided with a copy of the consumer credit report obtained by management regardless of whether the applicant’s application is accepted or denied.
  • Valid and current photo documentation is required; some examples are driver's license, State or military I.D. or passport.
  • A valid social security number is required of each applicant. For applicants without a social security number, proof of a permitted stay in the US with a visa is required.

Economic, Residency and Criminal History:

  • Applicants must have current, consistent and verifiable employment of at least 6 months.
  • Self-employed applicants must provide individual tax returns for the last 2 years.
  • Retired or non-working applicants must provide the following: Previous 3 months of bank statements indicating the monthly direct deposit,OR, provide the documentation indicating monthly income, i.e. government letter of social security, disability income, or retirement (i.e. welfare, child support, alimony, etc.)

Criteria for application approval:

  • A satisfactory credit rating and no utility, cable/dish or phone collections.
  • Net monthly income equal to three (3) times the rental amount.
  • Applicants must have at least 6 months of good rental payment history.

An applicant will automatically be denied if:

  • Applicant has falsified information on the application.
  • Applicant has been evicted, had an eviction filed or had a judgement for money filed against them by a landlord in the last ten (10) years.
  • Applicant has been convicted or has a felony record that was adjudicated guilty or had adjudication withheld for the past ten (10) years; or has a serious misdemeanor record that was adjudicated guilty; or had adjudication withheld within the past ten (10) years.
  • Applicant has ever been convicted of a sexual, violent or drug related offense.

Other Policies:

  • Applications will be processed on a “first come, first served basis”. If more than one application is submitted before approval can be achieved, the highest rated approved application would be selected by management and all applicants would be notified of procedure.
  • If your application is approved, you must sign a lease agreement and provide a security deposit within Three (3) to Five (5) business days of notice. If an applicant fails to complete the signing of the lease and provide the necessary security deposit within the time limit, the applicant may be rejected and the unit returned to the open market.
  • There is a NON-REFUNDABLE pet rent per month on all units that allow pets. Failure to disclose pets may result in a 5 Day Right to Cure Notice followed by a 5 Day Non-Right to Cure Notice as necessary.
  • No units are held for more than 3-5 business days from application date unless approved by the owner in writing.
  • Keys will be released on the first day of occupancy and under NO circumstances prior to date of occupancy as denoted in the lease.

Application Processing Time:

  • Processing an application may take up to 2 to 3 business days (excluding weekends and holidays). Due to unforeseen circumstances, some applications may take longer to process.
  • You will be contacted immediately upon determination of approval or denial. 
  • Declined applicants will receive a written declination, including the reason for declination and a copy of the credit check, if performed. This declination letter will be mailed to the address provided on your application.
